Q: Will you be listing my house on the MLS or actually buying it?

A: We will NOT list your house. We are not a real estate brokerage. We do not list houses. We are professional house buyers. We buy homes in the Greater Southern California Metro Area that meet our buying criteria.

Q: Do you pay fair prices for properties?

A: Yes, we pay fair prices for real estate. If we did not pay fair prices, then people would not sell us their property. However, we cannot pay more than a house is really worth. If you have a house that looks like it is from the Brady Bunch era, then it will probably require a lot of updating. And that costs money. So we would not be able to pay you top dollar for a house that needs thousands of dollars of work. But we still buy those types of houses. We just have to pay a reasonable price.

We give people fair offers. And we can close in a matter of days, not the typical months like other closings. We try our best to create an offer that will work for you. Q: How do you determine the price to offer on my house?

A: You’ll find out that we are very straightforward. We are open about how we do business.  And we don’t mind explaining our buying process.

Before we give you an offer, we have to look at certain facts. Where is the property located? What have other houses been selling for recently in that neighborhood? What repairs are needed? What’s the current condition of the property?

After we get answers to those questions, we can give you a fair and reasonable offer to buy your house. We try our best to craft an offer that will help get you where you want to be.

Q: Are there any fees or commissions to work with you?

A: Absolutely Not. We will never ask you to pay any fees or commissions. And that makes us stand out from the traditional method of selling a house. Our customers have told us that not charging fees or commissions was refreshing and it made them feel more relaxed about doing business with us.

How are you different from a real estate brokerage?

A: Real estate brokerages list properties and your questions answered about hope that someone comes along and buys it selling your home quickly sooner or later. They ask homeowners to sign a 6-12 month listing agreement so you cannot use any other real estate brokerage during those months. And they typically charge you a 6% commission on the final sales price of the property. That can easily add up to thousands or tens of thousands of dollars.

We are totally different. We never charge commissions or fees. We are not a real estate brokerage. We do not list houses…ever. We are a local company that buys real estate directly from homeowners. So we are the actual buyer that you are hoping to get an offer from.
